A new multi-use building is on its way to the Southeast Como neighborhood.

The proposed building at 1721 Como Avenue SE will have one or two retail locations on the ground level and three apartments on the second and third floors. The lot, owned by developer Greg Jansma, is currently vacant and had previously been a service station. At a March 29 Southeast Como Improvement Association meeting, attendees expressed enthusiasm for the new development.

“The neighborhood is always looking to attract a diverse mix of residents that vary in age and income as well as a good mix of renters and homeowners,” said Cody Olson, SECIA neighborhood coordinator. “The most important thing this building does is bring a new, unique rental opportunity to the neighborhood.”

SECIA was involved in the final stages of the process, Olson said. He said Jansma and the architect, Pat Mackey of Mackey Malin Architects, have been cooperative and shown interest in working with the neighborhood.

“There was an overwhelmingly positive response to the design and materials of the building,” Olson said.

The building will have a red brick facade, which drew praise from meeting attendees. It will have three two-story, three-bedroom apartments.

At the meeting, Jansma said he estimates the units will cost $650-700 a month per bedroom. The lot will have partially- covered vehicle and bicycle parking as well.

Some residents brought up concerns, such as the building blocking sightlines for passersby on the intersection of 18th Avenue and Como Avenue.

Still, Jansma said at the meeting he and the architect may adjust the building so that it doesn’t block the sightlines.

Pending city approval, construction is set to start in June.
